Perseverance includes the renovation of three existing historic buildings and infill construction on one vacant lot at the western 1500 block of Vine Street. 3CDC is partnering with Over-the-Rhine Community Housing (OTRCH) to develop 32 residential apartments – 100% affordable units, available to people making 50-60% of the Area Median Income (AMI).

Willkommen
Over-the-Rhine
Willkommen is a mixed-use, mixed-income project consisting of 16 historic rehabs and four new infill buildings scattered throughout four different project sites in OTR. The project includes a total of 163 units – 69 apartments available to people making 50-80% of the Area Median Income (AMI) and 94 market-rate units. The apartments range from efficiencies to three-bedroom units.

Columbia Flats
Over-the-Rhine
Columbia Flats, which sits at the corner of 13th & Walnut streets, involved the complete renovation of 32,000 square feet of an existing historic building. 3CDC is the owner of the building, also serving as the developer of the project, which yielded 36 apartment units and four first-floor commercial spaces. The project is part of 3CDC’s larger strategy to develop quality mixed-income residences in the heart of OTR. Of the 36 units, 8 are available to persons or families at 80% of the Area Median Income (AMI). The project was completed in September of 2019.

Non-profit community developer, rehabbing buildings in Over-the-Rhine to offer quality apartments for low-income renters through Renter EquitySM. Residents participate in Renter Equitysm by fulfilling the terms of an occupancy agreement which includes monthly resident association meetings and responsibilities for maintenance of the common areas and landscaping. Units feature historical elements included in innovative, energy efficient designs by local architects. Some communities have shared lawn and picnic area.
